Focus Commercial sourced and arranged development funding to construct this ground-up new build retail supermarket.

What we did
Focus Commercial structured the total development finance facility to construct this ground up new build retail supermarket, on the grounds of this former office building Daniel House, which had been recently converted into a 168-apartment complex.
The new supermarket once practically completed, was leased on to a commercial tenant, and this was refinanced through Focus onto a commercial mortgage with a high street lender.
Development guidance, expertise and services we provided:

Prepared a detailed Development Appraisal to submit to the development lenders.
Confirmed to our returning developer client that the scheme was profitable and fit for funding presented through Focus.
Obtained Development 90% LTC Peak Senior Debt Funding.
Prepared a detailed Development Credit Paper to submit to the development lenders.
Prepared a detailed Development Appraisal to submit to the development lenders.
Prepared a detailed Development Cashflow Forecast to submit to the development lenders.
Liaised with the client’s architect.
Advised and arranged for our client Structural Defect Warranty Insurance.
Project-managed the whole loan process on behalf of our client, dealing with the lender, valuer, lender IMS, lenders solicitors and client solicitors.
Assisted our client with the lender’s IMS (Independent Monitoring Surveyors) requirements.
Advised our client on what was needed for Practical Completion to ensure a smooth refinance for the commercial mortgage.
