What we did
Focus arranged a development facility to construct 29 new build apartments.
Our long-established developer client has been in the construction industry for over 38 years, completing multi ground up, new build houses, apartments, and children’s nurseries.
Our client having been in construction, needed a valued partner for his property development and back-office development knowledge support, allowing their property development and construction companies to focus on their core business model, on purchasing and constructing new project schemes for new homes and selling to the end users for profit.
Development guidance, expertise and services we provided:
Secured the project site with rapid acquisition funding.
Prepared a detailed Development Appraisal to submit to the development lenders.
Confirmed to our returning developer client that the scheme was profitable and fit for funding presented through Focus.
Obtained Development 90% LTC Peak Senior Debt Funding.
Prepared a detailed Development Credit Paper to submit to the development lenders.
Prepared a detailed Development Appraisal to submit to the development lenders.
Prepared a detailed Development Cashflow Forecast to submit to the development lenders.
Liaised with the client’s architect.
Advised and arranged Structural Defect Warranty Insurance for our client.
Project Managed the whole loan process on behalf of our client, dealing with the lender, valuer, lender IMS, lenders solicitors and client solicitors.
Assisted our client with the lender’s IMS (Independent Monitoring Surveyors) requirements.
Advised our client what is needed for Practical Completion to ensure a smooth refinance for the commercial mortgage.
Completed a refinance at Practical Completion on a Development Exit product to allow sales period to achieve best selling prices for the properties.
Client was able to negotiate an extra £200,000 profit with the uplift on sale price of 19 units to Specialist Care Registered Care Provider.
