What we did

Focus Commercial sourced funding for the renovation of this attractive Grade II* Listed worldwide known historic hotel, situated in a prime position in Liverpool city centre with views of the Mersey River and Three Graces.

The hotel comprises 63 bedrooms, many of them with a nautical theme, rooftop terrace bar and restaurant, grand hall events space and spa treatment facilities with swimming pool.

Development guidance, expertise and services we provided:

Secured the project site with rapid acquisition funding to purchase and develop the site to it former glory.

Prepared a detailed Development Appraisal to submit to the development lenders.

Confirmed to our returning developer client that the scheme was profitable and fit for funding presented through Focus.

Structured the development funding in line with the tax efficient BPRA scheme.

Prepared a detailed Development Credit Paper to submit to the development lenders.

Prepared a detailed Development Appraisal to submit to the development lenders.

Prepared a detailed Development Cashflow Forecast to submit to the development lenders.

Project Managed the whole loan process on behalf of the client, dealing with the lender, valuer, lender IMS, lender's solicitors and client solicitors.

Refinanced onto a development exit product to release cash from profit to purchase the next hotel as part of the developer’s growth strategy.
