What we did

Our developer client who had already completed an apart hotel next door, saw a commercial opportunity to purchase, convert and refurbish this former retail unit into a bespoke rustic restaurant to serve brunch and coffee for their existing customers, and new customers, in Renshaw Street, Liverpool City Centre.

Focus obtained the funding for the refurbishment and conversion for this project.

Development guidance, expertise and services we provided:

Secured the project site with rapid acquisition, refurbishment, and development exit funding.

Prepared a detailed Development Appraisal to submit to the development lenders.

Confirmed to our returning developer client that the scheme was profitable and fit for funding presented through Focus.

Prepared a detailed Development Credit Paper to submit to the development lenders.

Prepared a detailed Development Appraisal to submit to the development lenders.

Prepared a detailed Development Cashflow Forecast to submit to the development lenders.

Liaised with the client’s architect.

Advised and arranged Structural Defect Warranty Insurance for our client

Project-managed the whole loan process on behalf of our client, dealing with the lender, valuer, lender IMS, lender's solicitors and client solicitors.

Assisted our client with the lender’s IMS (Independent Monitoring Surveyors) requirements.

Advised our client on what was needed for Practical Completion to ensure a smooth refinance for the development exit.
