56-58 Stanley Street in Liverpool’s Matthew Street area. The original building was erected back in 1884 and was originally used as a tea warehouse; it was later converted for use as a print works and stayed in use until 1965.

What we did

Focus Commercial secured refurbishment funding to restore this derelict former Victorian warehouse in the heart of the city centre and convert it into a 15 bedroom apart-hotel with a restaurant, bar, and nightclub.

Development guidance, expertise and services we provided:

Prepared a detailed Development Appraisal to submit to the development lenders.

Prepared a detailed Development Credit Paper to submit to the development lenders.

Prepared a detailed Development Appraisal to submit to the development lenders.

Prepared a detailed Development Cashflow Forecast to submit to the development lenders.

Project Managed the whole loan process on behalf of the client, dealing with the lender, valuer, lender IMS, lender's solicitors and client solicitors.

Assisted our client with the lender’s IMS (Independent Monitoring Surveyors) requirements.

Advised our client on what is needed for Practical Completion to ensure a smooth refinance for the development exit finance.
