What we did

A regular Northwest developer client of Focus had received an opportunity to source a site with planning for a care home with facilities from the national independent care home provider Barchester Healthcare.

Barchester Healthcare needed a site in the Wiltshire Area in the Southwest Region of the UK and would pay a premium purchase prices for an oven ready planning approved care home site to match their specific turnkey contract requirements.

Focus arranged funding for the purchase and architect and planning fees for the site to be sold to the Barchester Healthcare Group on a forward funding agreement, to build the care home facility to be delivered at practical completion on a turnkey delivery contract basis.

Development guidance, expertise and services we provided:

Secured the project site with rapid acquisition funding.

Prepared a detailed Development Appraisal to calculate the Residual Land Value. (RLV)

Confirmed to our returning developer client that the scheme was profitable and fit for funding presented through Focus.

Prepared a detailed Development Credit Paper to submit to the most suitable lenders.

Prepared a detailed Development Appraisal to submit to the most suitable lenders.

Prepared a detailed Development Cashflow Forecast to submit to the development lenders.

Liaised with the client’s architect and quantity surveyor.

Advised and arranged for our client Structural Defect Warranty Insurance.

Project Managed the whole loan process on behalf of our client, dealing with the lender, valuer, lender IMS, lender's solicitors and client solicitors.
