Focus Commercial, obtained funding to convert this 1950, former Government Health and Safety Executive Office, into 168 apartments under PDR Planning Rights.

What we did

The existing development client of Focus had secured a deal with the existing owner’s agent for a knock down price of £800,000 if the property was purchased in 10 days. 

Our developer client had the confidence to exchange knowing that Focus could deliver and arrange the funding to purchase the site within the 10 days deadline. 

Once the site was purchased, Focus arranged the full refurbishment refinance once (Permitted Development Rights) PDR was obtained to refurbish this former office building into 168 residential apartments. 

Development guidance, expertise and services we provided:

Secured the project site with rapid acquisition funding in 10 days.

Prepared a detailed Development Appraisal to submit to the refurbishment lenders.

Confirmed to our returning developer client that the scheme was profitable and fit for funding presented through Focus.

Prepared a detailed Development Credit Paper to submit to the development lenders.

Prepared a detailed Development Appraisal to submit to the development lenders.

Prepared a detailed Development Cashflow Forecast to submit to the development lenders.
