What we did

Focus assisted this well-known, locally established property sales and letting agent purchase this fabulous classical building in the heart of the Georgian Quarter Liverpool.

The existing tenancy rent roll of the building was in disarray with existing wrong tenancies in place which did not match current planning permission.

Focus advised the lettings agent client on what tenancies were required for the 17 rooms, in line with the existing planning permission and what rental income was required to achieve the correct debt service coverage ratio (DSCR), to service the long-term commercial mortgage.

Focus then obtained the successful long term commercial mortgage to purchase the building on a long-term finance stabilisation offering.

Development guidance, expertise and services we provided:

Structured the new rent roll requirements to meet DCSR requirements to service the commercial mortgage.

Prepared a detailed credit paper to submit to the commercial mortgage lender.

Project Managed the whole loan process on behalf of our client, dealing with the lender, valuer, lender's solicitors and client solicitors.
