What we did

The new to Focus client was a well-respected child minder, with a lot of demand for her child minding services in the local area.

On the back of 20 years’ experience within the childcare sector, our new client founded Waverton House Day Nursery Limited in 2013 after feeling unsatisfied with the quality of childcare available across Merseyside.

Having identified the perfect location and building to accommodate the demand for her existing business, she needed to refurbish this grand detached property in line with the regulator OFSTED compliance guidelines.

Focus Commercial obtained the funding for the refurbishment and commercial mortgage exit for this Ofsted Grade 1 Children’s Nursery for part of the Waverton Children’s Nursery Group.

This led to the Waverton Children’s Nursery Group aggressive growth strategy by purchasing 4 more nurseries in the area and selling them as a portfolio exit to a larger national children’s day nursery group.

This exceptional group of 4 well-established highly reputable nurseries has a combined capacity for 342 children, with one of the settings rated Outstanding and three rated Good by Ofsted.

Development guidance, expertise and services we provided:

Secured the project site with rapid acquisition and refurbishment funding.

Prepared a detailed Development Appraisal to submit to the development lenders.

Confirmed to our returning developer client that the scheme was profitable and fit for funding presented through Focus.

Prepared a detailed Development Credit Paper to submit to the development lenders.

Prepared a detailed Development Cashflow Forecast to submit to the development lenders.

Advised our client what is needed for Practical Completion to ensure a smooth refinance for the commercial mortgage with a high street lender.

This led to the Waverton Children’s Nursery Group's aggressive growth strategy by purchasing 3 more nurseries in the area and selling as part of their profitable exit strategy.
