What we did

Focus Commercial obtained the acquisition funding to purchase the site with planning approval already for 45 units.

Once we secured the project site for our developer client with funding for the acquisition, the client the went back in for an amended planning application to obtain an extra 10 residential units for the project, uplifting the project from 45 units to 55 units.

Once the successful planning permission approval for 55 units was secured, Focus then obtained a senior stretch development finance loan facility to complete the scheme in full.

Development guidance, expertise and services we provided:

Secured the project site with rapid acquisition funding.

Prepared a Detailed Development Credit Paper to submit to the development lenders.

Prepared a Detailed Development Appraisal to submit to the development lenders.

Prepared a Detailed Development Cashflow Forecast to submit to the development lenders.

Obtained 95% LTC Peak Senior Debt Development Funding Facility.

Project Managed the whole loan process on behalf of client, dealing with the lender, valuer, lender IMS, lenders solicitors and client solicitors.
