What we did

The developer client reached out to us for the 1st time from the client’s real estate lawyer, who had required funding to complete the purchase and complete the construction for this residential project of 2 residential bungalows that were part built by the previous contractor whose company had fell into liquidation.

The project scheme was then put up for a quick sale by the appointed receivers who received plenty of offers for this scheme.

The client needed to move quickly and reached out to Focus who acted quickly for their new developer clients.

Development guidance, expertise and services we provided:

Set up an initial meeting with the developer, his QS, his contractor to determine what was required to complete the project.

Prepared a detailed Development Appraisal to submit to the development lenders.

Prepared a detailed Development Credit Paper to submit to the development lenders.

Prepared a detailed Development Appraisal to submit to the development lenders.

Prepared a detailed Development Cashflow Forecast to submit to the development lenders.

Project Managed the whole loan process on behalf of client, dealing with the lender, valuer, lender IMS, lenders solicitors and client solicitors.
